How to Know Whether to Repair, Patch, or Replace Your Roof

Your roof is a major part of your home, it helps insulate and protect your home from the elements, which is why it’s important to ensure it’s in good condition. There are a few different signs you can look for when determining whether you need to repair or replace your roof.

Asphalt roofs are the most common type in the US, but metal roofs are also popular in certain areas. The material your roof uses will influence how long it should last and what you need to look out for.

Asphalt Roofs

Asphalt roofs are rated to last for about 20 years, so once your roof starts approaching that age, you should start budgeting for a full replacement. Otherwise, whether or not you need to replace the roof will depend on the extent of the damage. An isolated leak is something that can be repaired without needing to redo your entire roof. However, if you’re noticing multiple spots that are holding moisture after a rainstorm, you’ll want to look at replacing it.

A dead giveaway that your roof is reaching its limit is when shingles start to curl up or crack. If certain sections of your roof are more exposed to the elements than others, then you might be able to get away with just repairing sections. But like leaks, if you notice the entire roof is starting to curve up or crack, then you’ll need to replace it all.

Metal Roofs

Metal roofs are installed in multiple panels so typically you can see which panels need to be replaced and which are still good. Metal roofs are rated for about 30 years though so until they reach that age, you can typically get by with repairs unless there is major damage. There are a couple of signs to look out for. If the color of the metal starts fading, that means it’s probably reached its age limit. Weakened fasteners and screws are also a sign that you’ll need to replace or repair sections of it.
